Chilliwack gym for lease

New fitness-ready space with 24-foot ceilings and open floor plates. Gyms, studios, martial arts and kids’ activity centres already trade here.

Fitness is a permitted use

A building where gyms already work

Four activity businesses already operate here: gymnastics, parkour, cheerleading and indoor cycling, alongside a kids’ play centre. Parents arrive early, stay for a class and come back weekly. You are not testing the location. It has been proven by neighbours.

The new building has 24-foot ceilings, big open floor plates, storefront glazing and grade-level entries. CD-2 zoning allows fitness and recreation outright, so there is no rezoning risk and no waiting on council.

Straight answers

Gym lease questions

Is a gym a permitted use at Commercial Court?

Yes. The CD-2 zone expressly permits fitness, wellness and recreation uses. No rezoning is needed. Fraser Valley Gymnastix, Ambition Parkour, Infinity Cheer Elite and Mamba Cycle already operate in the complex.

How much does a gym space cost in Chilliwack at Commercial Court?

Base rent is $22.00 per SF per year NNN plus about $5.50 per SF in additional rent. A 6,180 SF unit is roughly $14,200 a month all-in in year one, before GST. A tenant improvement allowance of $5 to $13 per SF depending on covenant and a rent-free fixturing period are available.

How high are the ceilings?

24 feet clear in the new building. That is enough for rigs, suspended training, climbing walls, aerial work and high-impact equipment.

What size gym space is available?

Single units from 6,180 SF, a 10,515 SF anchor space (units 209-211), or up to 23,390 SF if you combine units. The walls between units are not built, so the space can be shaped to your layout.

Is there parking for members and classes?

The new building has 79 stalls under a city-approved variance, with shared parking at the neighbouring building. Gyms in the complex already run class schedules on this lot.

Are there any layout limits?

The building is triangular and has steel support columns, so large clear-span court sports such as pickleball or tennis are not a fit. Studios, strength and conditioning, martial arts, climbing, dance and kids' programs work well. Ask for the floor plan.
